Homeowner Electrical Maintenance Checklist
Simple visual checks and regular maintenance can help identify electrical problems early, reduce avoidable energy use and extend the life of fittings and equipment. Use this checklist throughout the year and arrange a licensed electrician whenever something looks unsafe or does not operate correctly.
Electrical safety
Do not remove covers, open electrical equipment or attempt electrical repairs yourself. If you see sparks or smoke, smell burning, receive an electric shock or suspect exposed live parts, keep clear and call a licensed electrician. For fire or immediate danger, call 000.
Test your safety switches
Safety switches are designed to disconnect power quickly when they detect certain electrical faults. Follow the manufacturer's testing instructions. Many devices are tested around every three months.
- Press the button marked "TEST" on the safety switch.
- The switch should trip and move to the off position.
- Reset the switch by returning it to the on position.
If the safety switch does not trip, will not reset or continues to trip, contact a licensed electrician.
Check your smoke alarms
Smoke alarms should always be in working order. Follow the manufacturer's instructions and applicable NSW requirements.
- Test alarms regularly using the test button.
- Replace batteries where the model uses a replaceable battery.
- Clean dust from the alarm around every six months.
- Replace the entire alarm at the end of its service life, commonly 10 years, or as directed by the manufacturer.
If you are unsure whether the alarms are correctly positioned, interconnected or compliant, arrange an inspection.
Clean split-system air-conditioner filters
Dirty filters can restrict airflow, increase energy use and affect indoor air quality. Clean filters in line with the manufacturer's instructions, often around every three months or more frequently during heavy use.
Clean bathroom exhaust fan grilles
Dust and lint can reduce airflow and allow moisture to remain in the room. Clean accessible grilles every six to 12 months. If condensation or mould continues, the fan may need servicing, replacement or a better ventilation solution.
Inspect outdoor lights
From ground level, look for:
- Cracked fittings
- Water inside a fitting
- Loose fittings
- Corrosion
- Lights that flicker or fail repeatedly
Do not touch a damaged fitting. Isolate the area and arrange an electrician.
Inspect power points and switches
Stop using a fitting and arrange an inspection if you notice:
- Cracks
- Burn marks
- Discolouration
- Loose fittings
- Buzzing or crackling
- Excessive heat
- A burning smell
Avoid overloading power boards
Power boards are useful for temporary convenience, but they are not a substitute for correctly installed outlets. Avoid connecting multiple high-demand appliances to one board. If you regularly rely on boards or extension leads, ask about additional power points.
Check your switchboard
Consider arranging a switchboard inspection if:
- The home has ceramic or rewireable fuses.
- Safety switches or RCBO protection appear to be missing.
- Circuits trip regularly.
- There is visible damage, heat, buzzing or a burning smell.
- You are planning a renovation or installing high-demand appliances.
- The property is older and the installation history is unknown.
Reduce moisture beneath the home
Excess moisture beneath a home can contribute to dampness, mould and deterioration. Where appropriate, improved subfloor ventilation may help airflow. Any powered ventilation system should be installed by a licensed electrician.
Replace damaged extension leads
Replace any extension lead that has:
- Cuts or exposed wiring
- Damaged plugs
- Loose connections
- Signs of overheating
- Crushed or sharply kinked sections
Do not repair a damaged extension lead with tape.
Check ceiling fans
Arrange an inspection if a ceiling fan has:
- Excessive wobble
- Unusual noise
- Poor performance
- Loose parts or mounting
- A burning smell or intermittent operation
